It's worth about the asking price, maybe a bit less IMO - I'd only go to
£1200 or so for a very good rust free GTI. OTOH, those wheels aren't BBS RAs
(standard fit 16V wheels post 90 IIRC) - if you want money out of the car,
get those BBSes off, refurb em, sell em seperately. Put a set of 14" steels
on or something and flog them seperately. BBS RAs are worth around £400 a
set refurbed, and I'd expect the others to be more valuable as people tend
to prefer the deeper style like you have on your car - IIRC the centre caps
should screw in and are worth a few quid each on their own.

Everything looked fine about it until I got to the bit that says 'arches
filled and sprayed'.

So it's got big gobs of filler in it to hide the rot, which will be back
within a year or so.
